We built a pickleball club.
Then we sold it.
What we learned surprised us.
Most clubs aren’t hard to run.
They’re hard to understand.
More and more indoor pickleball clubs are coming up for sale. Some are doing well. Some are struggling. Most fall somewhere in between. But what we’ve seen isn’t just about performance. It’s about clarity. Being “for sale” and being “sellable” aren’t the same thing
Buyers don’t experience your business the way you do.
Some will walk the facility. They’ll feel the energy. See the community. And that absolutely matters. But at some point, they step back and ask: “Do I actually understand how this works?” If that answer isn’t clear, that’s where value starts to get lost.
Why us.
We’ve been behind the counter and at the closing table. We built, operated, and sold our own indoor pickleball club, learning firsthand what actually matters when it comes time to exit. We also learned what doesn’t.
At one point, we hired a broker and were given a presentation that didn’t reflect what we had built. So we rebuilt it ourselves. We clarified the story. Focused on what mattered. Made the business easier to understand.
That changed everything, including how a buyer saw it.
The Buyer View in Practice.
For most owners, this turns into a clear, buyer-ready way to present the business. Something you can share. Walk someone through. Come back to and build on.
Not a static deck that gets outdated. A simple, living view of the business, one that helps a buyer quickly understand how it works, what matters, and what they’re stepping into.
What we do.
We work with a small number of indoor pickleball club owners to step back and see their business the way a buyer would. Then we help turn what they’ve built into something a buyer can actually follow. Clear. Structured. Easy to understand.
Something you can share. Walk someone through. Use in real conversations.
We also help you prepare for those conversations, so when interest shows up, you’re ready. Not consulting. Not brokerage. Just making your business easier to understand, and easier to value, when it matters most.
Who it’s for.
This is for indoor pickleball club owners who are starting to think about what comes next. Some are preparing to sell now. Others are a year or two away. Many just want to understand what they’ve built, and what it might be worth.
It’s not for everyone.
We work best with owners who have built something real, care how it’s represented, and want to approach a potential sale thoughtfully, not rushed, not reactive.
